Our Mission
Homeowner Association management is one of the greatest challenges in the
real estate industry.
Under the policymaking authority of the Board, we treat your
community as our own. We oversee the daily problem-solving and management activities of your Association. The Board can remain as involved in the ongoing management details as they choose, while your Association Manager and other Team CAMCO members conduct the daily business of the community.
Homeowners Associations need not be the subject of frustration and disappointment. A high quality, detail-oriented management program can make your Association the harmonious and pleasant experience it was meant to be. We pledge to your Association to maintain a high level of attention to detail, prompt and efficient follow up on all Association matters.
We work diligently to achieve the goals of your Association, and execute the directives of the Board. Our slogan is "We Return Your Calls," and it is registered with the Nevada Secretary of State.
MEET TEAM CAMCO
Our company is structured quite differently than other Association Management companies:
Our Developers and Portfolio Divisions consist of highly qualified and capable Manager/Assistant teams; all Managers have dedicated Assistants and we have found that with a knowledgeable Assistant, the Manager is able to personally handle the out-of-the-ordinary Association issues that may arise. This system also
ensures that while your Manager is on property twice a month personally conducting compliance inspections, residents can continue to call the office and speak to a living, breathing individual. In the rare event that your Manager or Assistant is not available, we pride ourselves on returning phone calls within 24 hours.
When it comes to office support, CAMCO is made up of a diverse and experienced group. Our staff includes an in-house Certified Public Accounting firm,
which monitors and maintains Association financial documents, an Office Manager to handle our internal administrative and personnel matters, and an Operations Manager, who oversees and manages seven full-time Accounting Representatives. We also have a Business Manager, who provides investment assistance to the Associations, a busy File Room staff to keep important Association records organized, two Receptionists, who skillfully direct the large volume of calls we receive every day, a full-time Mailroom Manager to handle all Association printing and postage, and a Government Affairs Representative, who interfaces with the Secretary of State and Ombudsman’s Office
on a regular basis.

| Ken Williams |

Complete Association Management Company, LLC., CAMCO, is a full-service, locally owned organization that operates solely in Clark County. Ken Williams is the owner and manager of the organization.
Mr. Williams has been in the Las Vegas Valley since 1982. At that time he was in the United States Air Force and assigned to the Tonopah Test Range with the F-117 Stealth Program. After 20 years of Honorable Service, Mr. Williams retired and went into the Recreation Programs at Nellis Air Force Base, specifically in the field of Club Management. Shortly thereafter, Mr. Williams was offered a position with Howard Hughes Corporation in their Summerlin Division. This is where he got his first taste of Common Interest Community Management. After a one year tenure with the Hughes Corporation, Mr. Williams was offered a position with an up and coming Management Company called CAMCO. The rest is history.
Mr. Williams very quickly became the Senior Portfolio Manager for CAMCO and in 2002 was promoted to General Manager. He purchased the company from the founder, Bill Locatelli, on January 1, 2004. At that time, CAMCO had 20 employees and 45 accounts. Today, under Mr. Williams’s guidance, the company
has 175 contracts with 50 employees to support the business. Mr. Williams feels that his strongest traits are his integrity and trust, which is validated by his Top Secret clearances during his military career.
Small accounts are equally important to the company as larger accounts.
He is committed to his Team Members and treats them as he would like to be treated. He also feels that this Team Member approach is why his company has one of the best retention rates of employees in the
industry.
Mr. Williams is a member of the Better Business Bureau, Las Vegas Chamber of Commerce, Community Association Institute, Southern Nevada Home
Builders Association, where he is the Chairman of its Hi-Pac Golf Tournament, National Association of Home
Builders, and the Nevada Association of Community Managers. The one other organization that he is a member of and CAMCO is a founding member is the Community Association Management Executive Officers, CAMEO. Mr. Williams explains that this organization is a group of Association Management Companies that have banded together to strive for better education for managers and
Board members, smarter legislation in Carson City in regards to bills that affect the Common Interest Community Industry, and to gain ground on professionalism within the Industry, which in the long run will give the Industry a better reputation. Mr. Williams is on the Board of Directors for CAMEO as the Secretary, as well as being a Certified Supervising Community Association Manager.

| Shelley Leobold |
Shelley Leobold
has been the general manager of Complete Association Management Company, LLC., CAMCO for the past
four years. Prior to becoming general manager, Shelley began with CAMCO as a portfolio manager. She is a very organized and efficient leader with a positive attitude. Her ability to perform under pressure and make difficult decisions makes her an integral part of our team. Shelley is a creative problem solver, who deals tactfully and effectively with personnel and owners.
Prior to moving to Las Vegas, Shelley lived in Edmonton,
Alberta, Canada, where she was employed by the city of Edmonton for 11 years in the Planning and Development Department.
At CAMCO, Shelley is successful and extensively involved in the
training, direction and motivation of our staff.
